The room has eves storage, double bed and key to lock. If you require a smaller bed for more usable space, that can be arranged. Both come with the pictured bed and mattress.
The spare room is currently vacant, and is on the 1st floor.
The downstairs converted lounge is reserved for the owner and access upstairs other than to get into the landing utility cupboard or loft occasionally, won’t be required.
If you work from home more than twice a week then we may need to discuss a utilities surcharge to cover.

Before moving in, a Lodgers Agreement must be signed.

The area is generally very quiet. Ideal for studies and general wellbeing.
Nearest train. Woodmansterne/Coulsdon South/Coulsdon Town all with 8-15min walk of 5-10 min cycle. If you have e-bike then
it must not be a DIY converted type due to insurance stipulation.
Close to Banstead, Purley and Croydon
Coulsdon Town has many restaurants and has a Lidl and a Waitrose. It has a Tesco local too.
Local green areas include Banstead Woods which is close enough to walk to and around. There is also Farthing Downs and New Hill in the opposite direction and very close by.
There are a few local pubs and two local community theatres.
There is a corner shop (Londis) at the bottom of the road which is open 7-9pm

Coulsdon South has Fast Thames Link trains to London Bridge via East Croydon and Clapham – And Brighton is on the other platform via Gatwick
The 166 bus is at the bottom of the road and goes along the A23 towards Purley
There is also a local road bus 404 which goes to Caterham indirectly.
