Rent listed includes all bills – utilities, council tax, fast WiFi. This is fixed and won’t change even in winter when the heating is on – no surprises ☺️
The Room: A large double windowed room in the upstairs of the house. Furniture & Features: 2 wooden drawers, 2 clothes rails and shelves, a comfortable double bed with storage underneath, a wooden storage box, wooden floors, an original fireplace (ornamental) and 2 windows with blinds and black out curtains.
The House: A traditional 19th century Victorian terraced house in Roath. It contains two private bedrooms and an upstairs shared bathroom (Bath and shower); then living room, dining room and kitchen downstairs. Facilities include: Washing machine, Dish washer, Heated clothes drying rack, Oven & Hob, Fridge-Freezer, Radiators in every room, a Wood burning stove and good WiFi (no issues even when we both work from home!). Council tax band D. The house is warm during winter with no draughts or damp / mould. There are two work spaces with desk & monitor.
The Garden: There is a small, private back garden with a patio, mini-lawn & seating area. The front of the house has a little forecourt with gate.
The Location: Arran street is a quiet and well-located street in the heart of Roath. Just a few minutes’ walk from Wellfield Road as well as City Road and Albany Road, you have an abundance of shops, delis, cafes, bakeries and restaurants right on your doorstep. Roath Recreation Ground (0.4 miles), Waterloo Gardens (0.7 miles) and Roath Park (1.4 miles) are all within walking distance, and it’s only a 20-30 minute walk into Cardiff City Centre. Queen Street station is 15-20 minutes walk.
There is on-road parking on the street.
Live in Landlords: We are Anna and Laurie, a couple in our 30s. We will be travelling abroad for most of the lodging period, so in practice you will have the entire house to yourself for the vast majority of the time. Therefore, you’re getting a good bargain by paying a lodger’s fee including all bills, but having a private home to yourself!
We both work in the charity sector, and value social / environmental /ethical projects and values.
We love to cook, we enjoy reading and relaxing in the garden – so our house is full of spices, books, and flowers in the garden. We don’t have pets but used to and are happy to have them stay. We both work from home but will be away for most of the lodging period.
