The flat
The flat comprises of a large living room and large kitchen. Itโs well decorated, cosy and warm with NEST controlled central heating, an open fire and shared desk space.
It is a very secure flat with locks on windows and a two door entry system.
The flat is officially rented as unfurnished throughout however it has been fully furnished by the current Lead tenants. Therefore it has sofas / kitchen table / fridge/freezer / desk / coffee table / TV / Soft Lighting etc
There is also a secure shared bike shed with room for 2 bikes directly outside the front of the flat.
Who will you be living with?
Living with us, a friendly + easy-going couple in our 30โs (Ursula) and 40โs (Andy).
We both work full-time and are experienced flatmates having both lived in London flat-shares for 20 years.
Our current house-mates are moving out after two years of us all living together as they have finished the work placement they came to London for.
We would like to live with either a couple or individual who works full-time, although we are not adverse to students.
We would like to find people who’ll stay from 6 months or hopefully longer.
We are pretty quiet, but also like to entertain. We like to live in a relatively tidy space with flatmates who leave rooms tidy after use.
We have friends over for dinner every now and then. When you invite people over you can fit up to 8 people around the kitchen table and more in the living room.
We are both passionate about the arts, music, and soaking up Londonโs rich culture of exhibitions, galleries, cinema, and parties.
This is a gorgeous flat, we are settled here and we plan to remain in this rented accommodation until we have saved up enough for a deposit to buy our own London home โ which is several years awayโฆ so we have no plans to move on and will be here for quite a while.
Rent & Bills
The rental agreement is by sublet and we require your proof of earnings and to see your up-to-date passport.
The contract is initially one year with a 6-month clause and with one monthsโ notice from then, but we are hoping to find flat-mates that are looking to settle long-term.
As it is via a private landlady there are no estate agent fees.
For a couple:
Deposit is ยฃ996
Rent and bills for a couple come to ยฃ996 per month, which works out at ยฃ498 each, monthly.

East Dulwich has two independent book shops, 3 health food shops, a leisure centre that provides free swimming for Southwark residents on Fridays and Saturdays, a street market on Saturdays, a Picturehouse cinema at the end of our street and is close to several beautiful parks including Peckham Rye, Dulwich Park, and Ruskin Park.
