DESCRIPTION
I’m looking for another lovely person to join my dog Pan and I in a beautiful 2 bed home in Camberwell. My current flatmate is moving out to live with her partner. I moved in 2 years ago and I really love it here, I intend to stay long-term so I’m looking for someone to share with who is also looking for a long-term home.
About me:
I’m 46, I coach Olympic Weightlifting for my job, I’m training in acupuncture and have a real interest in helping people to be confident and happy using movement, self-care and community. I’m out at various hours for work, and walk Pan for about 2 hours a day, otherwise I like to relax at home with music or films, sometimes creating art or studying, I’m not a great cook but I can do fantastic pork crackling and it’s usually too much for one person..
At home I most want to create a nurturing, positive and happy space, where we both feel we can rejuvenate and thrive – this means having open communication, kindness, having the freedom to express ourselves at home, having good company and a laugh when we spend time together but also our own space to retreat to and have privacy if we need. I’m open to sharing meals together without obligation or expectation, and I would welcome someone who wanted to make their own imprint on the house with decorations etc, we are lucky that the landlord is very accommodating and encouraging of us personalising the space (as long as we put things back as they were if we leave of course). I love coffee and I would love to brew coffee for us both! I don’t drink alcohol but I don’t mind others having alcohol in the house, however it’s a drug-free space please.
My Dog Pan:
Pan is a very handsome and affectionate 6.5yr old English Pointer. Through no fault of his own he is a lockdown dog (I got him with my ex-partner just before the pandemic hit). He is very well socialised with other dogs, he has great manners with other dogs and he loves to play. He grew up with a cat so he can live with cats too, and he would happily live with another dog.
He takes a little longer to get used to new people – he is friendly but requires some patience from people meeting him indoors, as he can bark initially out of his own fear – this only requires some willingness to be patient with him and offer treats in order to help him build trust and have a positive experience – then he is very friendly with people. He is calm at home and mostly sleeps – he will bark at door noises but he doesn’t bark for long. He is very sensitive and sweet, and he is well worth the effort the initial meeting may take as he will bring you a lot of love and joy.
Both of us are happy to share the house with more pets!
About the flat:
It’s a very bright and spacious 2 double bedroom flat with large rooms and an abundance of natural light. The light and the space really attracted me when I first viewed it, compared to most 2 beds in London we get a lot for our money here.
Patio:
We have a huge private patio which joins on to the lounge. I have been adding plants in order to make a private garden and to make that space somewhere we can enjoy meals, there’s space for seating and a BBQ, and there are wonderful sunsets. The patio features a large planter which is well suited to growing herbs and other vegetables as well as wild flowers. You would be very welcome to contribute to this if you enjoy gardening and would like to add your own personality to the space.
Lounge:
The lounge is very large with floor-to-ceiling windows letting plenty of light in. I have a 3 seater sofa but there’s room for more furniture if you’d like to bring your own. We have TV and a Bose Sound-bar for TV and music in the lounge. I haven’t got round to putting many pictures up, but there’s the opportunity for you to add your own personality and creativity to this room with artwork etc, I’m very open to collaboration and making this a home we can both contribute to as much as we want.
Kitchen:
Featuring a large window that overlooks the patio and is a great vantage point for the spectacular sunsets. We have a large fridge, plenty of storage (some of which I can’t reach so if you’re taller you’re welcome to it!). We have a new gas cooker and an extendable table.
Bathroom:
We have a separate bathroom and toilet which is very handy in a shared flat! We have a bathtub and shower.
Bedroom:
The room overlooks one of the communal gardens in the block, and you can see a bit of the nearby churchyard. Both rooms feature large windows across one whole wall providing plenty of light. There is ample storage space, and wood floors. The bedroom comes furnished with a double bed with solid wood frame, and a set of Ikea drawers – but if you want to bring your own furniture this can be negotiated. There is plenty of room for a desk and other furniture too.
Storage:
We have a large storage cupboard that would probably be considered a third bedroom by some standards! We also have a smaller laundry cupboard, and shelving around other areas of the house so there’s plenty of room to store luggage or other large items.
The building:
Gilesmead is a 1970’s block of 40 flats with 2 beautiful communal gardens which are lovingly cared for by the residents. The block is very well maintained and cleaned, and features many plants and flowers making it a very beautiful space to walk into – at Xmas time there’s even a decorated tree – people really care about the block being a welcoming home.
There is a locked private carpark (first-come-first-served) with about 20 spaces. There is also a secure bicycle parking room off the carpark.
The area:
Directly opposite the beautiful neo-gothic St Giles Church which holds several great events including jazz, films and organ-karaoke. Camberwell Church Street has a lot of community initiatives, great coffee, several top rated and well priced restaurants, and interesting independent music venues and shops. It’s a loud and busy street as a thoroughfare to two hospitals, but the flat has good double glazing.
Transport:
Nearest station is Denmark Hill overland (11mins walk or 3 mins cycle) and the nearest tube is Oval (20mins walk or 5min cycle) There are bus stops 1min away which are very frequent and will get you to the tube quickly.
Costs:
The rent is £1075 each (£2150 for the flat split evenly) this includes heating and hot water which is amazing! The Council Tax is £146 so £73 each, the energy bill is currently £50/month in total so £25 each (this can fluctuate but because we have almost no gas costs its just the electricity) water is £60/£30 each and Broadband about £30 (this we may take a new contract on this year).
So bills each person comes to around £143.
To cover a few administrative details – following the Renters Rights Bill – from May 1st 2026 all tenancy agreements will become periodic tenancies – so we will be doing a change of name on that contract and adding the new tenant to replace my flatmate. referencing and affordability checks will be done through Open Rent to confirm affordability and eligibility, and the deposit is one months rent (£1075). Periodic tenancies have no fixed-term, but tenants can agree to give 2 months notice to move.
