· The property is in Colne town centre close to local amenities including shops, train station, restaurants, leisure centre, pubs, and main route bus stop.

· Private kitchenette with kettle and fridge.
· Cabinet storage and clothing rail provided.
· The room has a dedicated router which results in excellent Wi-Fi signal/speed.
· Blackout blind.
· Large windows with a view of the countryside.
· There is a TV with HD Chromecast to provide smart TV + aerial channels.
· Central heating throughout property including a new radiator in the second-floor bedroom.
· There is an additional electrical bathroom radiator that can be turned on at the press of a button for one hour to dry bathroom towels.
· Extra-large bath on 1st Floor which may be used by the lodger. Must consult with owner prior to use.
· 82 Inch TV in the living room.
· Lodgers are encouraged to eat meals in the separate dining room on the ground floor.
· Lodgers must insure their own property and belongings; no responsibility is taken for this.

House information
· There are two people currently living at the property; one of which is the owner of the house.
· It is a professional household, everyone is currently employed and working full-time away from home.
Lodger Requirements
· Lodger must sign and agree to a lodger agreement (contract).
· One person only.
· No couples.
· You must be a working professional such as a teacher, nurse, doctor, medical professional, police etc. and employed to work at a business site full-time on a full-time contract.
· No pets.
· No smoking.
· No drugs.
· No Kids
· No labourers.
Lodger screening: financial, circumstances, right to rent and background checks.
· All applicants must agree to allow the property owner to carry out checks regarding potential lodgers’ employment, personal and previous accommodation references, and to run a credit check.
· To apply to become a lodger you must
I. Provide a copy of your most recent payslip.
I. Provide your address details for the past 5 years.
II. Provide your National Insurance number.
III. Provide your original passport.
IV. Provide your original driving license or provisional.
V. Provide references from the previous landlord(s): they will be contacted directly to verify their support.
VI. Provide a letter from your current employer confirming employment and length of service.
· Copies of ID will be securely retained, digitally encrypted, and disposed of within appropriate timescales.
· Copies of ID are required to ensure ‘right to rent’ is verified.
· Any applicant providing false references will be seen to have committed the offence of fraud by false representation under the Fraud Act 2006 and a report will be made to all relevant agencies.
· The property owner requires any prospective lodger to provide a basic disclosure check through ‘Disclosure Scotland’. The owner of the property will wear this cost (£25) and support the applicant to ensure it is completed correctly. A basic disclosure is a criminal record check which will produce a certificate showing any ‘unspent’ criminal convictions a potential lodger may have. This process does not affect credit rating.
