Note: the room is exclusively for females in work or post-graduate studies.
The property is a small, south-facing, terraced block of just 6 flats, located in a quiet, tree-lined, close, centrally located, just 10 minutes from the city centre, bus and railway station, and just 3 minutes walk from Shaftesbury Park.
The apartment is on the 1st floor of a building with an excellent Energy Performance Certificate (EPC) B, and so it is warm and cosy, benefiting from an excellent gas central heating system. Its south-facing position benefits from the sun most of the day, with a view of the gorgeous trees outside.
Inside, it benefits from modern, pale grey laminate flooring, modern gas central heating and LED lights; most sockets have USB sockets. Both gas and electrical systems have been certified by professional contractors.
The bedroom is almost 6 metres long by 2.4 metres wide, and is furnished with a day bed, that turns into a comfortable double, a bedside cabinet, a large chest of drawers that can be used to divide the space into a sleeping area and a study/work, changing area, with a desk and an office chair.
The kitchen offers a shared fridge-freezer, with one shelf/drawer each, a gas hob and electric oven, a Ninja Foodi, a bread toaster, microwave and electric kettle, as well as storage in separate sets of kitchen cupboards and a cutlery drawer for each lodger.
The shared bathroom has a bathtub with mixer taps and hot water on demand from the gas heating system, with a handheld shower. There is also a folding shower screen, allowing use of the additional, wall-mounted electric shower.
The property is shared with a friendly, progressive landlady and one other female lodger. Privacy and mutual respect are key rules in the home, and, while regrettably, visitors are not encouraged, the landlady is happy to socialise with her lodgers, in the living room, where she will be residing, but occasionally will visit family abroad, for one or more months at a time, so the living room would be available for the lodgers in her absence.
There are three supermarkets nearby: a Farm Foods, just a 10-minute’ walk, an ALDI and a Sainsbury’s, just 15 minutes. The city centre, Bus and Railway stations are also just a 15-minute walk.
The room is available for a long-term rental (preferred), but shorter lets will be considered, with a minimum of 3 months.
The £475 deposit will be required immediately to secure the room; otherwise, it will remain advertised and available to later viewers on a first-come-first-served basis.
