I have a small single room to rent in my home. It is small, hence the price of the rent. Fully furnished (wardrobe, bed (which is less than a year old), book case and drawers etc). YOU NEED TO WALK THROUGH THIS ROOM TO GET TO THE BATHROOM. This has never been an issue. We just time our bathroom visits, and once I am in my own bedroom at night, it’s almost an ensuite for you!.
Working people and full time students only. As I pay all the bills I dont want my heating and lighting on all day!
House Ameneties. You would share the bathroom (bath, loo, wash basin, power shower). Wifi and TalkTalk TV included. Shared lounge and kitchen. No restrictions (within reason obviously). I don’t expect you to stay in your room, but it’s up to you. I have a tv in my bedroom so if there is anything you want to watch then all good.
ALL BILLS INCLUDED.
Large garden with raised seating area for Summer.
I buy loo rolls, cleaning products, washing powder and softener etc. If I am cooking dinner for myself then I would always offer to make you some if you want some. Takeaways occasionally etc and would take turns.
It’s not a palace but its clean and tidy. Would expect you to keep tidy as you go but I am not a total clean freak! Take turn with dishes, hoovering etc once a week or so. I have two cats who keep themselves to themselves and are no bother.
Small print. I really dont like smoking so I am looking for a 100% non smoker. Even if someone smokes out of the house it manages to get inside on clothes etc and am sorry it’s a no-no.

The rent is £395 pcm with a £395 deposit to hold the room. This is non negotiable and the room will continue to be shown until a deposit is paid. Also, the rent is due on the agreed date each month by bank transfer (so we both have a record). If rent is late, 1 weeks notice to move out will be given and the deposit deducted accordingly. Dont mean to sound mean, but this is a good deal and I would sooner be upfront from the start.
I am gay. I dont mind whether you are straight, gay, whatever. As long as you respect others for who they are, not what they are, we will get along fine!
And that’s about it. It’s a cozy, warm, nice little house. So much so that my previous lodger has been with me for 6 years! And despite my few little rules (above!), I am a decent and friendly guy.
