Lodger sought long or short term for large double bedroom in a spacious, newly renovated 3 bedroom house. Landlord’s own home. The room is recently decorated with a brand new wool carpet last summer. It has masses of storage space in built in wardrobes. Large bay window with cross-city views. Currently furnished with double bed, desk and bedside tables, any or all of which can be removed if not wanted.
The house is a 1930s end of terrace with a large new kitchen extension creating a fantastically light and airy living/ dining space which is also great for a bit of home-working. All mod cons/ bells and whistles including dishwasher, double oven, induction hob on large island, washing machine and heat pump tumble dryer, bean to cup coffee machine etc.
There’s a long garden with a newly laid large patio area just outside of bifold doors from the new kitchen – so the whole space can be opened up to create a huge open plan area. There’s also a separate, spacious and comfortable living room, great for chilling out in or cozying up in the winter with a book or movie in front of the wood burning stove. The house has two newly fitted bathrooms: the main bathroom upstairs with bath, shower and WC, plus an additional WC and shower room downstairs in the utility space off the new extension. External wall insulation so house retains heat very well in winter. Fast internet throughout.
Short walk from 2 supermarkets, bus and fast cycle links into the city-centre (new train station at bottom of road linking to Temple Meads, opening end of Sept). Short distance to UWE, Ashley Down College, MOD, Airbus, and Southmead hospital etc. We virtually back onto the huge open parkland of Purdown/ Stoke Park which is fantastic for walking, running, cycling, foraging, wildlife spotting etc. It really is a brilliant and well connected part of Bristol if you’re not already familiar with it. Driving wise, there’s ample free on-street parking and you’re close to the M32 to get out of town quickly.
The house has plenty of space to coexist very comfortably, with 2x bathrooms/ 2x downstairs living areas/ 2x fridges etc. Aside from my own room, there’s one other small bedroom which may be either let on a short term basis to other lodgers (it currently is until Christmas, to a friend in her mid 30s), or when it’s empty functions as a guest room/ study.
Once a positive relationship has been formed I would hope that this would start to feel very much like a house share, with your friends/ family members visiting fluidly (as long as you notify me) and some shared meals/ social time when wanted. I have lived communally most of my life, including while growing up, and so I appreciate how important mutual respect and positive communication are to harmonious co-living. I’ll be seeking someone with similar values around this. However – in the nicest possible way – it will always remain my house 🙂
Also important to note that I have a dog. She’s clean, very well looked after, and has a lot of personality and if you like dogs, she’ll love you -but I completely appreciate dogs aren’t everyone’s thing. An ideal lodger would see this as a positive opportunity to get the benefits of living with a dog with none of the responsibility, rather than something to be accommodated.
I do go away frequently (with dog), including for up to 2 to 3 months at a time over winter, so I’ll be looking for someone who’s both a good fit to live with when I’m home and who I have complete trust and confidence in to leave in charge of the house while I’m away.
The room’s available on a single occupancy basis only: sorry, no couples will be considered. The rent is £675 PCM inclusive of all bills (gas and electricity use up to a fixed agreed amount, to be discussed if I go away over winter). A 10% discount to this can be discussed if you are a key worker (NHS/ social sector/ education/ emergency services, etc.) and on a lower income. So that would bring it down to £607 per month all in.
Move in date can be flexible, I’m more interested in finding the right fit than in renting it out fast. W/c 23rd Sept would be the earliest possible, but I am then away for the first 3 weeks of Oct so the soonest after that would be w/e of 26th Oct. You’ll need to be present in Bristol for an in person viewing and to meet me before room can be offered, but a video call can certainly be arranged in the first instance if you don’t already live here. References and proof of income will be needed prior to move in.
