We share gas and electricity bills equally around £20 a month in summer £45 a month in winter. Water and WiFi included in rent. Council tax shared if you’re not a student, full time students are exempt from council tax.

Can you provide ID & proof of right to rent? (e. g. Passport, visa’s, credit checks if necessary)
Are you secular, faith, do you have a preference for one or the other, if not bothered how do you accommodate diversity of housemates in that respect?
Are you the kind of lodger who likes to socialise or do you prefer a quiet environment to live and keep yourself to yourself?
How do you expect those you live with to respect your boundaries and safeguard you and how do you respect the boundaries and safeguard those you live with?
Do you, if so how do you communicate when difficulties or things you don’t like arise in a shared living environment? Or do you prefer not to discuss such matters and keep it all to yourself?
I ask these questions because in the far past (before internet ads) I had some great lodgers and it was a fabulous experience, in the recent past I was explaining what I was looking for but experience showed me interested applicants would basically tell me what they thought I wanted to hear by fitting into my description absolutely in initial stage. In reality a few previous lodgers have not been what my description asked for. They were worthy people within their own right but it made me realise that explaining a set of criteria was a bit like teaching to the test. I’d far rather authenticity from the beginning than people trying to shape shift. I’m not looking for yes people, but knowing in advance what lodgers want in a room/accommodation and if we can meet our basic respect expectation is helpful for all.
