The house is located in Leytonstone, within a 15min walk from Leyton stations and a 10 min bus ride from Stratford, Stratford international and Leytonstone station. The house is also a 10min walk from the Leytonstone overground station. The closest bus stop is located about 50m from the house and the buses are very regular (257 every 4 – 5 min and 339 every 10min). You have excellent access to the Central Line, Jubilee line, DLR, Overground and National rail.
The house is a double fronted Victorian with a large lounge and separate dining room downstairs in addition to a large kitchen and storage space in a small basement. On the first landing is a separate toilet and upstairs are the 3 bedrooms and bathroom. The bathroom has a basin, and bath / shower combination that is shared between the 3 tenants. It is not the biggest bathroom in the world but it serves it’s function!
There is also access to a very private garden for quiet and peaceful evenings in if you want to relax outside or have a friend or two over for a glass of wine (or a coffee!). The one tenant has been in the property since 2006 and the other tenant for 4 years. The lady that is moving out has been living here since 2013 and is moving in with her partner – hence the room opening up.
About us:
The one tenant is a deputy head teacher at a primary school and is 44 years old and from South Africa and have been living in the UK since 2001. He enjoys reading, spending time in the garden, going for a meal with friends reading and watching TV (although there is often not anything good on!). The other tenant is British born 39 years old man who is a plumber that work on big building sites and enjoys nights in and also out with friends at the pub. We are are mixed household (gay and straight) and treat each other with respect and consideration. The landlady is lovely and is quick to fix things and always available to help or support if anything is wrong. The current tenant is moving out on the 21st May 2021 and she has agreed to have the room repainted etc before anyone else moves in.
The room is currently has a very big chest of drawers in and a double bed. The room overlooks the garden and is south facing – meaning excellent sunshine all year round (don’t worry – there is block out curtains if you want to sleep in!) There is also a lot of additional storage available in the property (above the toilet, basement etc). The landlady has also said she is happy to build additional cupboards / storage if wanted.
We are looking for a man / woman to join our household. You should ideally be in fixed term employment and looking for a long term contract. Ideally you are between the ages of 38 – 48 and have left your party days behind you! NO DRUGS – but smoking is allowed outside in the garden if you are a smoker. The house (with its separate dining room and lounge) is ideal if you want friends over for a meal / movie night etc as there is plenty of communal space in the house so that it will not disrupt the other tenants. Being respectful, considerate and kind to each other is the most important thing for us!
The rent for the room is £430 per calendar month and does not include bills. The house has broadband and is set up with Virgin TV. Bills comes to around £100 – 110 per month – with the exception being the water bill that comes quarterly and TV license once a year. The bills include Virgin TV, Broadband, Netflix, Electricity and Gas.
When it comes to cleaning and looking after the property we will expect everyone to do their share of the housework. We are open to discuss the possibility of getting a cleaner if all 3 tenants agree. Bills for household products and cleaning products are all kept in a communal drawer and once a month sorted out so that we ensure things are fair to all tenants! The house is fully furnished (washing machine, dishwasher, ridge, freezer, leather lounge suite, dining room table and chairs, garden furniture, all kitchenware etc!). The landlady has also confirmed that she is going to get the kitchen updated and modernised this year so the house will be even nicer!
