I’m looking for an easy-going, open-minded, preferably female flatmate to move into the second double bedroom of the ground floor flat I’m living in. The room is unfurnished (there is a big in-built cupboard, though). It’s spacious and has its own patio doors to the large garden behind the house. It’s beautiful. The photos don’t give it justice.
The flat is quiet and clean – 2 mins walk to Chalkwell beach, approx. 12 mins walk to both Chalkwell and Westcliff station, in a safe and upmarket area. There is a garage that can be used for all kinds of DIY things or to keep your car safe, if you have one.
There’s a small extra bedroom that is shared as a storage space and guest room. The bathroom has a tub and the kitchen is fairly big. I already got a fridge, oven, microwave, washing machine and dryer, so no need for you to bring or buy them. There is no shared sitting room.
As a special bonus, I can throw in some amazing neighbours. We have BBQs together and help each other out where we can. For instance, I look after an elderly neighbour and her cat, keeping her company and taking out her rubbish every week. That’s the kind of house we are.
By the way, I’m Marie, 49, a graphic designer, originally from Germany. I’m an open-minded, laid-back rock chick who likes to keep to herself and socialise in equal measure.
I’m looking for someone who’s got all the good flatmate traits: professional with a good income and references, so the landlord will approve, open-minded, pays the rent and bills on time, communicates well, does their fair share of housework and looks after the place. It would be great to find someone who stays for at least a couple of years, if not longer – someone who’s thinking of settling down.
The rent and bills are split 50/50. Your monthly cut would be:
Rent – £457.50
Council tax* – £75.50
Gas/energy* – up to £150 (in winter, summer is much cheaper: about £30)
Water* – £25
Broadband* – £15
= roughly £720 a month
*These prices are based on the payments of the past year. Chances are they will go up. We’ll work that out together. I’m always trying to go with the cheapest suppliers.
The deposit is a month’s rent (£457.50) which should be paid as soon as the landlord approves the tenancy. Please make sure you have references lined up from your current employer and landlord as well as a good credit score to keep the new landlord/estate agent happy.
The official move-in/contract date is 11 February 2024 but I can be flexible about the practical side of moving in. The room is available now.
